What this site is

The site is a way to ask for a cash offer on an apartment building. Submitting the form is not a contract, not a promise that I will buy, and not a listing agreement. I am the buyer when I make an offer. I am not your broker, and no agency relationship is created by using the site.

Offers and timing

"Cash offer in 14 days" is a target for getting you a written offer after I have enough information and can walk the building. I am in Arkansas about a week each month, so the walk happens on one of those trips. It is not a guaranteed closing date. Title problems, estates, and missing signatures can take longer. You can reject any offer.

Closings happen at Lenders Title in Jonesboro. These terms do not promise who pays closing costs. The title company prepares the closing statement, and you see the costs before you sign.

Text messages (SMS)

Arkansas Apartment Buyers may send text messages about your property inquiry only if you check the optional consent box. The box is not pre-checked. Consent is not required to submit the form, to receive an offer, or to sell a property, and it is not a condition of any purchase.

You agree that the address, unit count, and contact details you send are yours to share. Do not submit someone else's phone number for texts unless you have their permission.

Governing law

These terms are governed by the laws of the State of Arkansas, without regard to conflict-of-law rules. Disputes related to the site or these terms are handled in the state or federal courts located in Arkansas.

Changes

I may update these terms by posting a new version on this page with a new date. Continued use of the site after that date means you accept the update. A text-message opt-in you already gave is still covered by the version you agreed to, plus any later version you accept.
