Buying box

Under 50 units. That is the gap.

I buy apartment buildings with 5 to 50 units anywhere in Arkansas. Big funds usually want a larger complex that is already full and already fixed. A 10-unit building with two empty units and a tired roof does not fit their box. It fits mine.

Condition does not have to be pretty

• Deferred maintenance, old roofs, tired mechanicals, code issues
• Vacancies and units that still need a turn
• Tenants in place, including tenants who are behind
• Below-market rents
• Books that live in a shoebox, a spreadsheet, or a bank app
• A partnership that wants out, or heirs who need a number

You do not evict anyone, renovate, or build an offering memorandum before we talk.

What is outside the box

Houses, duplexes, triplexes, and fourplexes are not what this site is for. In central Arkansas, Northwest Arkansas, and the rest of the state outside the northeast, I am not the buyer for those. Houses and 2 to 4 unit properties in northeast Arkansas are handled at Sell Arkansas Fast.

More than 50 units is outside the usual range. The form still has that choice. Send it and I will tell you straight if I can buy it.

What I look at

Unit count, what is actually rented today, the rent, the repairs, and what it will cost to stabilize. I subtract that from the value and show you the pieces. I do not mail a mystery number.
